To secure a property we would request that you email the office to confirm your intentions and provide details of your group including full names, telephone numbers, email addresses and course details. This will ensure that properties are secured on a first com, first contact basis and makes the process fair.
You will then receive a response and if you have been successful in securing your chosen property you will be emailed the application form. This is required to be completed by yourself and guarantor and returned to the office within 7 working days. Upon returning the form, we would request a non-refundable one off admin fee of £75 + VAT per student. This will include processing the application form and registering your deposit with the Tenancy Deposit Scheme. There are no additional charges and references are only processed when a property has been offered to you / your group of friends.
The property will be removed from our advertising as soon as all referencing forms are received and/or the admin charge has been paid to hold the property. Your application forms will usually take 5 working days to process and we will then make contact with you the request the standard deposit of £400.00 to be paid.
You should expect to receive your contract within the next 4 weeks, to be signed by both your guarantor and yourself and returned to the office. When signing the contract you must be aware that you are entering a fixed term tenancy and you will be legally bound to meet all conditions of the contract.
The deposit and contract should be returned to the office prior to the tenancy starting and only on receipt of your first months rent we will release your keys.
Move In Procedure
Upon the commencement of your tenancy, providing that all paperwork and monies have been received by Kernow Property Services, your keys will be at the office ready for you to collect.
Keys will not be released unless proof of identification is brought along with you. If you wish another tenant to collect your keys please contact the office and confirmation of this arrangement will be required in writing. Please note, our office opening hours are from 9.00am - 5.30pm, Monday to Friday. Other times by arrangement.
Finally, we would request that any other queries are to be emailed through to the office as we are sure you will appreciate this is a busy time for us returning previous tenants deposits and preparing the properties for you to move into.
