Kernow Property Services – Business Update
Kernow Property Services, long established in Cornwall, has in the past few years enjoyed fantastic growth. Founded by Jane Stephens, after her move from teaching in Cornwall, she initially ran the business alone but soon had to recruit!!
Andrew Berry was introduced as a partner some six years ago having spent 15 years or so in marketing and advertising in London and New Zealand, helping drive the business forward with a natural diversification into the Estate Agency market in 2004 running alongside an enormously successful Lettings and Property Management business.
As a testament to the success of the firm, Kernow Property Services acquired premises in Perranporth and now are able to offer coverage as the only firm to have offices in both Truro City and Perranporth, giving a fantastic level of marketing exposure for vendors considering selling in these locations and beyond.
Ben Salter, well known in the Cornish property market has also joined the firm as a Director within the last two years, bringing with him a wealth of experience and knowledge of the Truro and Perranporth market places. Ben spent many years running both Corporate and Independent Estate Agencies in the City following his move from Bath in 1998 and has used this knowledge and expertise to really help accelerate the growth of the firm.
Lorraine Beard and Ben Davies have also joined the firm in the past 20 months or so and more recently Sam Wilshaw and Abby Windust, adding to the existing team of Yvonne Goodfellow being based in the Perranporth Office.
The lettings team includes, Caron Hucknall, Abigail Orchard, Abi Cook, Alison Dell and Amy Lloyd with Yvonne Jones based in the Perranporth office.
2009! A year to remember!!
With the calendar year drawing to a close, 2009 despite the negativity in the media towards the housing market, (thankfully replaced by the summer expenses story) really has been a superb year. In actual fact, the year just passing has been the most successful ever for Kernow Property Services.
2009 has seen the firm favoured with instructions to sell a diverse range and style of property, from cottages at Pill Creek with a detached boat house and 100ft of direct creek frontage to an enormous amount of period property in Truro, sensational new build property in Perranporth, period property in Perranporth including a lovely 3 storey classic Victorian house in Tywarnhale Road, to a beatifully positioned house close to The Greenbank Hotel in Falmouth, described by ourselves as having a view of blue (rather apt in this case.) We have also sold many rural properties including a lovely tradional granite cottage in Lezerea, near Wendron, that could have been sold by ourselves many times over! Along with 2, 3, 4 and 5 bedroom modern properties in Perranporth, Truro, bungalows in Carnon Downs, Penelewey and a wonderfully positioned house in Chycoose Parc in Point that was sold to the first viewer!! Asking prices have often been achieved by us for clients this year and in some cases offers have been agreed in excess of guide prices.
2010 and beyond.......
We would invite vendors looking to sell now or indeed at any time in the future to spend just a few minutes looking through our sales section of our website, where we hope you will be impressed with the sheer number of houses that we have either sold, or have agreed subject to contract. At one point in 2009, we actually had 64% of our entire register of both offices agreed subject to contract!!
We anticipate 2010 to be a year of consolidated growth, with prices potentially rising in a more traditional, seasonal way. An area of concern remains the availability of mortgage lending, but we again expect this situation to ease a little over the year. Interest rates remain at an all time low at 0.5%, making it a good time to borrow money if you have the ability, which is an area that has really helped the market during 2009.
We believe that 2010 will be an excellent year in which to sell your home. Many people have perhaps been tempted with a move in 2009 and we would urge those people to take the plunge. One area of difficulty in 2009 for many willing, able and frustrated buyers has been the lack of availability of property to actually buy. We have an enormous number of proceedable, registered buyers with the firm, just waiting for the right property. Many of these buyers are in rented accommodation and are able to offer flexibility in terms of completion dates.
